[cairo] Problem compiling Cairo..doesn't detect fontconfig/freetype installation

I got this, my question was different, after setting the envs as you
described, did you run the configure into the *same* terminal window?

I'm not asking this because I think you are dumb so please don't take
it personally, I'm asking because a coworker of mine was fighting with
the same problems you have and the above mentioned was in fact the
problem.

If pkg-config returns the correct version installed into you home
there is no other reason for cairo not finding them, as David said in
case things don't work send the config.log.
